Our approach

Every home, managed like a multi-million-dollar program

Large infrastructure programs succeed on governance: a defined scope, a controlled budget, a schedule that accounts for every jurisdiction, and clear accountability at each phase. Kellbro's leadership has directed that work at Fortune 500 scale for more than two decades. We hold residential restoration and new development to the same standard, because the margins are tighter and the people waiting on the result are families.

  1. 01 · Underwriting

    Verified before acquired

Every acquisition starts with a structural, systems, and code assessment, priced before an offer is made.

  2. 02 · Program baseline

    One plan, shared with partners

Scope, budget, contingency, and schedule are set as one baseline and shared with lenders and partners before work begins.

  3. 03 · Regulatory coordination

    Approvals sequenced, not chased

Zoning, permits, inspections, lead clearance, and rental permits are mapped across every jurisdiction and built into the schedule.

  4. 04 · Construction management

    Controlled execution

Local contractors work under written scopes with insurance and lien protections. Cost, schedule, and quality are tracked weekly.

  5. 05 · Quality and closeout

    Complete before occupancy

Final inspections, permit closeout, and lead clearance on pre-1978 homes are finished before anyone moves in.

  6. 06 · Asset management

    Accountable after delivery

Each property is managed to published service standards, with occupancy and financial performance reported to capital partners monthly.

The affordability gap

Kansas City: 25 affordable homes for every 100 households in need. Nationally: 35.

Extremely low-income households earn at or below 30% of their area's median income. Choose a market to see how many rental homes are affordable and available to them.

What it means for partners

Restoring vacant and distressed homes adds supply in months, on streets where water, sewer, and roads already exist, and it returns blighted property to the tax base. Kellbro's model is built to repeat in any community where that gap exists.

The Mid-America Regional Council separately estimates the Kansas City region is short nearly 24,000 homes across all incomes (November 2024). View data for any state or metro.
